Description The Bayview tech campus includes 1.1Msf of commercial office space and 50 suites on approximately 40 acres on federal land. This project was designed and constructed through a Design Build process. The building includes a central plant that serves all buildings on-site, including an event center and a parking structure. The project includes an extensive trail network that connects to the existing levees that border Stevens Creek, which serves as existing flood protection and an amenity for the public to access the Bay. The site is connected to City utility services and the local electrical energy provider; however, the project included geothermal piles to reduce energy consumption and retained 80% of its stormwater on-site. This informed the landscape design of the open water and wet meadow ponds to mimic the natural drainage of existing ponds in wetland habitats. The ponds required liners to prevent commingling with saline bay water, as well as aeration to provide vector control.

Description The Gradient Canopy building is approximately 595,000 sf of commercial and retail space on 20 acres of City owned land, designed and constructed through a Design-Build process.. The project included the creation of a new roadway to provide adequate fire access and access to the new retail frontage. The project is all-electric to meet the City’s new REACH codes and includes full coverage of its rooftop with solar panels, offsetting its on-site energy consumption. The project has achieved LEED Building Design & Construction v4 Platinum certification as well as Living Building Challenge petal certifications through International Living Future Institute.
